It is only 3 mins walk from a supermarket and other local shops as well as the bus services running along the A34 (Birchfield Road) into Manchester. It is about 10 minutes walk to the shops in the centre of Fallowfield and the many bus routes running along the Wilmslow Road into Manchester.
The property has 3 large double bedrooms and a smaller room with a single bed (which is offered at a reduced rent). Each room is very well presented and contains a desk, chair and study light as well as ample storage for clothes and books.
The house has a good sized kitchen with a gas cooker, fridge-freezer, microwave and washing machine as well as plenty of cupboard storage. There is a pleasant living area with a large screen HD TV. There is a reasonably sized back yard with table and chairs for when the weather is more pleasant!

The rent
The house can be let to groups of 3 or 4.Rents include all bills.
For a group of 4 the rent would be £130 per person per week for the three larger rooms and £105 per person per week for the smaller room.
For a group of 3 the rent would be £145 per person per week.
Also a free fortnightly cleaning service of all communal areas can be provided on request.
Over the summer months of July and August only 50% rent is payable provided you don't move in (but rooms can still be accessed for storing belongings).
The Landlord
My name is Jonathan Wallis and I have been letting this property to students for the last 9 years. I always go out of my way to ensure that my tenants feel welcome, supported and happy in their house. If there are problems I will come and sort them out immediately - I do not use a managing agent so there are no delays. I also like to think that I provide a useful point of contact for students and I am happy to give help and advice as needed.
