FAQs

1. How much rent can I expect to make if I join the scheme?

We offer you a competitive ‘take-home’ rent based on our inspection of your property and this is agreed by negotiation. We will always try to match the income that you would receive from an agent  which on average would be the market rent less 10%.

2. Am I guaranteed rent if I join the scheme?

If students book the property, you are guaranteed to be paid rent, in full and on time, for the duration of their contract subject to you as landlord complying with all terms of the lease.

3. Will you need to inspect my property before I join?

All properties are inspected to determine whether they are suitable for the scheme and we carry out (by arrangement) at least two inspections during the course of a contract.

4. Are the students my tenants?

We rent the property from you and sub-let it to students or student families.  This allows us to offer the accommodation as if it is University-owned and it is therefore exempt from the provisions of the 1998 Housing Act. Students rent from The University of Manchester under licence agreements rather than Assured Shorthold Tenancies.

5. So, will my property be available to University of Manchester students only?

No – Manchester Student Homes is jointly owned and managed by Manchester Metropolitan University and The University of Manchester. We extend our services to both universities and also to a number of institutions with which we have Service Level Agreements. These are City College Manchester, Royal Northern College of Music, Salford Students’ Union and Manchester College of Arts and Technology (MANCAT). Full time, registered students of any of these institutions are eligible to book a University Leased House.

6. How long are the students’ contracts?

Most contracts run for 48 weeks (1st August to 30th June) but there are an increasing number of students who are looking for summer lets. The maximum length of contract is 12 months with an option to renew.

7. Does the University of Manchester take responsibility for repairs?

The property owner is responsible for repairs to the property but we have access to a list of trusted contractors and receive reports of faults on your behalf.

8. When do I receive rent?

Rent payments to owners and from students are monthly. We pay you on or before the date the students’ rent is due.
